Model/Z and SoLa Impact Complete Modular Multifamily Building in Los Angeles in Under 12 Months

The five-story building proves that factory-built volumetric modular can be delivered in half the time of conventional construction in Los Angeles.

LOS ANGELES, June 10, 2026 — Model/Z today announced the completion of its debut modular multifamily building at 6200 Broadway in Los Angeles. The building is a five-story, 66-unit affordable apartment building developed in partnership with SoLa Impact. Every unit was manufactured off-site at Model/Z's factory in the Watts neighborhood of Los Angeles.

The project broke ground on June 11th, 2025 and received its Certificate of Occupancy on June 3rd, 2026, 11.7 months from start to finish. Most conventional construction projects in the Los Angeles area take upwards of 30 months to complete, and SoLa Impact's previous 23 ground-up projects averaged 26 to 27 months. This one took less than half that time.

The Model/Z Process

Model/Z builds finished fully furnished modules in its factory, transports them to storage for 3-4 months and then to the construction site, and erects them into place. Behind the process are dozens of small and medium sized changes in the way buildings are designed, massed, entitled, and constructed.

At the company's 150,000-square-foot production facility in Watts, each unit is assembled on a standardized steel chassis and moves through a 19-stage process, which was precision designed by engineers from aerospace and automotive manufacturing. Walls and ceilings arrive at the line pre-fitted with mechanical, electrical, and plumbing systems. Flooring, cabinetry, appliances, and fixtures are installed under controlled factory conditions, with 383 quality checkpoints designed into the process. By the time a unit is wrapped for delivery, everything inside the unit is complete and inspected. 

At the Broadway project, 70 Model/Z modules were stacked five stories in just 10 working days. The fastest single module was set in 19 minutes. Over the course of the project, average set time was 36 minutes as the crew refined the process.

“We have built 24 multifamily projects across Southern California, and what we experienced at 6200 Broadway was fundamentally different. There were no long lead items stalling the schedule. Model/Z's units arrived finished and ready to stack. It was an extremely streamlined construction process, and the timeline speaks for itself,” says Kathleen Kim, SVP, Construction at SoLa Impact.

What This Means for The Future of Housing

A faster delivery timeline means less time carrying debt, lower interest expense, reduced builder's risk, and more months of rental income that would otherwise be lost to an extended construction period. For affordable housing developers looking to reduce cost and improve yield, that compression in time translates to more than 200 basis points of IRR improvement, all else equal.

LAist reported in 2023 that the median cost to build a single unit of affordable housing in Los Angeles County reached approximately $600,000. 6200 Broadway came in at the low $300,000s per door all-in, about half the LA County median for conventional affordable construction. As Model/Z's manufacturing scales, the company's target drops to under $250,000 per door.

And the 6200 Broadway timeline does not yet reflect what Model/Z's software system can deliver. The company's Z/Suite platform, which handles site identification, building design, proforma analysis, and permitting coordination, is designed to compress the pre-development cycle by an additional 3 to 6 months and cut soft costs by more than 50%. That upside was not yet fully applied on this first project.   Model/Z is actively working with developers, municipalities, and community organizations on projects across California.
