Model/Z was born from the real-world experience of SoLa Impact, a leading affordable and workforce housing developer that has completed 24 projects in the last four years. After years spent refining SoLa's cost-effective development model (average $300k/unit vs CA's average $800k-$1M/unit), completing projects with other modular vendors, and visiting 20+ factories, Martin Muoto, SoLa Impact's Founder & CEO, decided to launch Model/Z to provide a scalable solution to California's housing crisis. In 2023, the team brought on engineers and executives from the aerospace and automotive industries and built out a 150,000 SF factory in Watts, Los Angeles.
Today, SoLa Impact and Model/Z are independent companies that bring together real estate development expertise and advanced manufacturing technology.

Our goal is cut total development costs by 60% and reduce multifamily project timelines by 50%. Our Z/Suite AI-engine enables developers, municipalities, and community development organizations to unlock the underutilized value of their land for housing.
Rooted in South L.A., Model/Z is locally built and operated, drawing from decades of experience to create lasting impact. Over 75% of our assembly line team are residents from surrounding neighborhoods, and nearly 20% are women. Through our vocational program, we train 10–20 new hires each month, focusing on formerly incarcerated, veterans, and members with learning disabilities.

behind the build
At Model/Z’s Watts factory in Los Angeles, homes are built in a controlled, repeatable manufacturing environment rather than exposed to the variables of a traditional job site. Each module moves through a standardized production process with 383 documented quality-control checkpoints, including factory-installed MEP systems and inspections throughout production, ensuring every unit meets rigorous standards before it leaves the factory and heads to the job site.
