Frequently Asked Questions
What is a Model/Z Unit (or ZDU)?
A Model/Z Unit is our advanced version of an ADU, is an Accessory Dwelling Unit, which is a secondary housing unit, often a smaller self-contained dwelling, located on the same lot as a primary residence. It provides independent living facilities for one or more persons, including a kitchen, bathroom, and sleeping area. Whether it’s a single unit in a backyard or part of a larger development, a Model/Z Unit is designed to be installed quickly, perform efficiently, and last for decades.
What can I use a Model/Z Unit for?
Model/Z Units are highly versatile:
Independent rental unit for generating income
Private living space for family members or guests
Additional housing to support multigenerational living
Multi-unit configurations for larger developments
How do I get a Model/Z Unit?
It’s simple. Start by claiming your unit and contacting our team at info@model-z.com. A Model/Z advisor will review your lot, confirm it qualifies, and help you plan the best placement for maximum value. Once on site, installation can be completed in less than 8 weeks.
Can I customize my Model/Z Unit?
Yes. Every Model/Z Unit can be tailored to fit your needs and style. Options include:
Four exterior finish packages curated by our design partners
Customizable porch designs
Solar-ready roof with optional battery storage
ADA-friendly layouts with zero-step entries and grab bar blocking
Flexible configurations — our module library supports duplex, fourplex, and townhouse clusters without redesign
What materials and features are used in a Model/Z Unit?
Our units are built for strength, safety, and comfort:
Seismic-ready steel frame engineered to meet LA’s most rigorous earthquake standards
95% non-combustible materials for superior fire resistance
Premium insulation for year-round comfort and energy savings
Healthy, eco-friendly finishes including low-VOC paints, water-saving fixtures, and recycled-material countertops
Discreet fire sprinklers built in without impacting design
ENERGY STAR® appliance suite, LED lighting, and smart wiring for future upgrades
What type of foundation is needed?
Model/Z Units can be placed on:
Slab-on-grade foundation – poured and set within days
Simple anchor rod + pressure-treated wood system – a streamlined alternative depending on site conditions
What utility connections are required?
Each unit needs:
Water line connection
Main sewer connection
Electrical connection
How much does it cost to transport and install a unit?
Transport: $2,000–$3,000 per unit (depending on distance and route)
Site prep & connections: $10,000–$25,000 (varies by site condition and scope of work)
How much space do I need?
Single unit: ~1,050 sq. ft. (42' x 25') of clear space
Two-pack units: ~1,700 sq. ft. (42' x 40') of clear space
How is heating and cooling handled?
Each Model/Z Unit includes a built-in PTAC system (heating + cooling) with ductwork for exhaust and fresh air built in.
Are modular Model/Z Units noisier than traditional homes?
No. Our structural steel and sureboard construction actually makes them quieter and more soundproof than most traditionally built homes.
Can I create larger homes using Model/Z Units?
Yes. Configurations can be built as two-, three-, or four-bedroom layouts, allowing for larger family accommodations or multi-unit setups.
How durable is a Model/Z Unit?
Each unit passes through 383+ quality control checkpoints and state inspections. Materials are chosen for strength, longevity, and low maintenance—similar to standards in aerospace and automotive manufacturing.
Who handles maintenance?
Our units are designed so most repairs can be completed quickly by a local handyman or electrician. Key systems are accessible along one utility wall, making servicing faster and simpler than in traditional homes. We also plan to train local teams in Model/Z maintenance for ongoing support.
How does Model/Z build so quickly?
We follow a precision manufacturing flow inspired by the automotive and aerospace industries:
Sub-assemblies (walls, ceilings, MEP systems, cabinetry) built in parallel
Final assembly line optimized for minimal downtime
Current output: 3 units/day, scalable to 4 per shift
Pre-finished components like painted doors, cabinetry, and pre-cut plumbing save time, improve consistency, and reduce waste.
What makes Model/Z different from other modular builders?
In-house engineering team designing every unit for manufacturing (DFM)
Digital twin technology for traceability and consistency
Over 400 inspections before delivery
Controlled factory environment for higher quality and fewer surprises
What happens before my unit arrives?
All systems, finishes, and quality checks are completed in our factory
The unit is wrapped in protective material and shipped to your site
Onsite crews connect utilities and complete installation in days
Can I rent out my Model/Z Unit right away?
Yes. Our units are pre-approved to meet Los Angeles’ strict building codes, HUD’s Section 8 standards, and Federal ADA guidelines, meaning they are rental-ready from day one. Depending on your location, you could earn thousands month in rental income.
How do I know what I could earn from renting my unit?
We can help you calculate potential rental income based on your property’s location and market demand. Calculate your potential rental income here.
Are Model/Z Units environmentally friendly?
Yes. Every unit is designed to reduce environmental impact without sacrificing comfort or functionality. Compared to traditional construction, producing 3,500 units per year saves:
6,395 metric tons of material waste
16,800 metric tons of GHG emissions annually
